Elithis, a world pioneer in positive-energy buildings, inaugurates the Tour Arsenal and celebrates its anniversary.
20 years on October 5 in Dijon.

Elithis, the Dijon-based engineering and real estate group, pioneer and leader in positive-energy buildings (which produce more energy than they consume), celebrates its 20th anniversary with the inauguration of the Arsenal tower in Dijon, acquired by Catella Residential Investment Management (CRIM) in 2021.
The G20, under the Indian presidency, has just honored Elithis with 2 eminent awards for 2 of its towers, ranking them among the 100 most iconic buildings in the world in terms of sustainable development. CATELLA Elithis energy positive fund received a

The Arsenal tower is the first of 100 buildings to be built under the exclusive partnership signed between the Catella real estate investment fund and Elithis. With a floor area of 4,364 m², the Tower will house 59 apartments and almost 1,160 m² of office space.

❖ The Arsenal tower meets climate challenges :
A number of energy-efficient innovations are well ahead of current legislation. The Arsenal tower combines photovoltaic panels on the roof and facade with a bioclimatic design designed to protect the environment and reduce the carbon footprint. A broad layer of glass wool is spread throughout the building, and very large double-glazed openings, calibrated to catch the light, cover the façade.
Moreover, the tower will occupy a very small footprint, just 275 m2 for 59 apartments – the size of a detached house with a small garden. The non-artificialization of soils is a major concern for elected representatives, particularly with the new ZAN (Zero Artificialization of Soil) obligations.
The use of environmentally-friendly materials, renewable energy sources and a small footprint make the tower an ecological solution.

❖ Energy efficiency boosts household purchasing power:
An energy recovery system enables the Arsenal tower to produce more energy than it consumes. The surplus produced is immediately resold, reducing energy bills. At the same time, a home automation system helps residents regulate their consumption. A digital energy coach, in the form of an application, captures data and provides personalized advice in real time, putting the consumer at the heart of the system.
The gain in purchasing power for a household with two children is therefore around €1,400 a year. Affordable rents and low electricity bills make the Arsenal tower an economical solution for residents.
❖ A comfortable tower designed to create social ties :
Tour Elithis Arsenal offers its tenants a high level of comfort and quality of life. Large bay windows increase light and visibility to the outside world, while the ergonomics and size of common areas promote well-being and living comfort.
Located near the Jean Jaurès streetcar stop, two and four stops from the Dijon train station and the city center, this new Elithis Tower is part of the Arsenal eco district. ❖ 20 years after its creation, Elithis continues to build :
Created in 2003, the group is now celebrating its 20th anniversary. After the Arsenal tower, another 20 positive-energy tower projects have been announced for the next few years. Three site launches in Brest, Mulhouse, Le Havre, Bordeaux and Clermont-Ferrand will follow at the end of the year. Other projects will follow in Nancy, Aubervilliers, Montevrain and Montpellier.
